From the sandy beaches and bays of Maui’s northwest coast to the foothills of Mauna Kahalawai, the Kapalua Resort’s 23,000 acres were dedicated to upscale, environmentally sensitive development by the landowner, Maui Land & Pineapple, more than 40 years ago. Mauna Kahalawai, the mountain backdrop of Kapalua rising to 5,787 feet, was the focus of another Maui Land & Pineapple initiative -the granting of a permanent conservation easement of 8,304 acres to the Nature Conservancy of Hawaii, creating Hawaii’s largest private nature preserve. Kapalua is webbed with miles of hiking trails, including wilderness trails and the Walking Trails that start at the Kapalua Village Center.
The crescent of white sand that rims Kapalua Bay has been ranked as “America’s Best Beach.” Fronting The Ritz-Carlton, Fleming Beach is a long white sand beach that receives winter ocean swells creating favorable conditions for boogie boarding and surfing.
In addition to all the natural amenities and options for outdoor activities at the Kapalua Resort, residents and visitors can take advantage of recreation and fitness programs offered by facilities and spas at the hotels. The Kapalua Club offers numerous recreational options and services to members.
The residential components of Kapalua include fi ve condominium complexes, in addition to the Ritz-Carlton and Montage residences, generally with golf course and coast frontage, and fi ve single family, custom home communities:.

Kapalua Realty Realtor Joanne Foxxe specializes in resort properties and has led the company in sales for the past three years. She explains that all homes built at Kapalua must conform to the applicable covenants and restrictions of the neighborhood, as well as owners’ association standards, which have ensured the continuity of quality in design and environmental harmony throughout. She has recently listed a Pineapple Hill property, a single family 3.470 square foot, single level home on an 11,000 square foot lot, for $2.45 million.
One of the original residential components of the Maui Land & Pineapple masterplan for the resort, Pineapple Hill is a gated community of 99 single family custom homesites on lots ranging from 7,000 to 11,000 square feet.
