Oceanfront lots offered in Makaha

Distinctive Homes Hawaii has acquired six undeveloped oceanfront lots in Makaha and announced a new marketing plan for the properties. Principal Broker Patrick O’Neill said all six lots, which are fee simple, can be purchased together or in packages of three.

“The price for all six lots, which total 45,035 square feet, is $2,780,000, putting a value of approximately $463,333 on each lot,” O’Neill said. “Comparable properties are being listed at $800,000. The zoning for the property, which is absolute ocean-front, is R-10, so there is sufficient area to create large, upscale homes with expansive ocean and coastal views. All already have access to utilities.

“Four of the lots front a sandy beach and two are perched on a rocky coastline. The neighborhood is just west of Makaha Beach Cabanas with road access from Farrington Highway and Makau Street.”

O’Neill noted that the target market for the properties includes smallto medium-size developers, builders and individuals who plan to build their own custom home, whether for full-time occupancy or as a weekend retreat. Individual lots and lot packages will be quoted based on the particular properties that are chosen by the buyers.

“Certainly, the main attraction for buyers is the pristine, golden sand beach that rims the bay,” he said. “There are opportunities here for every type of watersport, as well as the big wave surfing that Makaha is known for. In addition to viewing the surfing activity, residents of the homes and vacation rentals in the area are often treated to sightings of sea turtles, seals and whales in season. Just up the coast is Pokai Bay and Waianae Small Boat Harbor, where fishing charters are available. Leeward Oahu is an ocean-lover’s paradise.

“Now, with the growth of the second city of Kapolei and the new additions at the Ko Olina Resort, just about every convenience is less than half an hour away — shopping malls, restaurants, services and schools, including the University of Hawaii West Oahu. The redevelopment of Makaha Valley Resort continues with one golf course open for play and the other undergoing reconstruction. Golf courses at Kapolei and Ko Olina offer additional choices.

“Although Makaha is no longer regarded as an outpost, it still offers the best oceanfront real estate prices on the island. However, prices will inevitably escalate as buildable lots with ocean and beach frontage become more scarce. The properties we are offering not only enjoy a choice location, they are very favorably priced,” said O’Neill.
