Midrise Condo Project Moves Toward Completion
Construction continues at The Residence at Makiki, a midrise condominium at 1310 Pensacola St. that was originally introduced as Pensacola Chelsea in 2007. Despite brisk sales when units were first offered, the project stalled with permits, but is now moving toward completion in the summer of 2016.
A development of a limited partnership that includes the general contractor Honolulu Builders, The Residence at Makiki LP has named Real Select International as the exclusive project broker. Landscaping is by Brownlie & Lee.
According to sales director Kelly Suzuki-Shreve (R), more than half of the project’s 35 units have already been sold. “The response has been very enthusiastic to this new moderately priced, well-located residence, the first new condominium to be built in Lower Makiki in recent years. It offers a great option to buyers who want to be close to town and yet not in the center of town,” she said.
“All one bedroom, one bath units have sold. Of the total 30 two bedroom, two bath units that range from 745 to 747 square feet, 10 are currently available. Four of these have private lanais ranging from 127 to 348 square feet and surrounded by 6-foot fencing. Pricing starts at $500,000, inclusive of one parking space and a storage locker in the parking area,” she added.

Parking for residents and guests is provided in an enclosed, secured parking garage at street level, which can be entered from Pensacola Street. A secured elevator in the parking garage opens at the residential levels of the building, which is secured at the three pedestrian entrances, two on Pensacola and one on Beverly Court. Two deck areas are available to residents for entertaining and outdoor relaxation. Additionally, the building is pet friendly.
Suzuki-Shreve noted that the units have a contemporary look with white tempered glass cabinets in the kitchen, brushed stainless steel appliances and quartzite countertops. All units come equipped with a stacked washer/dryer, a PTAC air conditioner in the living room and their own electric and water/ sewer metering systems. They also have dual-pane, operable windows.
“The Residence at Makiki is a unique development in urban Honolulu where available land is a rarity,” said Tom Ryan, managing partner. “The project was redesigned with a more contemporary style and the construction updated to current code. It provides an option for the buyer who likes the urban, condominium lifestyle but doesn’t want to live in a highrise.
