There was a time when homes in Kapahulu were available at prices commensurate with the relatively small lot sizes and single wall frame construction typical of the area. But this is no longer the case. Homes in Kapahulu, whether new or old, on lots of 3,500 square feet or even less, are commanding upscale prices.
Prudential Locations real estate agent Tinna Harper (RA) listed a five bedroom, three bath, two story home on a lot of just under 3,000 square feet for $799,000 and sold it at the first open house, which was attended by approximately 100 people. “We had four offers over the asking price and are now in the process of closing,” Harper said. “The new owners plan to take advantage of the home’s multi-family features. It is one of the newer homes in the area, built of tile and wood, double wall construction, with finishes you might expect to find in a Kahala home. “The primary attraction of Kapahulu is convenience. It’s close to Waikiki beaches, Kapiolani Park, schools, shopping, and restaurants. It gets a nice breeze from Diamond Head and some streets have Diamond Head views…some even have ocean views. Kapahulu properties have become so valuable that I would recommend to anyone planning to sell…do it now because inventory is really low and the demand is there.”
