Builder cites trends in new home design and remodeling

Designs that incorporate expanded space for in-home activities as well as to accommodate extended family are characteristic of many new custom homes and remodels recently completed by Homeworks Construction.

“It has been our experience that homeowners are remodeling and rebuilding with the goal of creating more versatile layouts for home-based activity … work as well as recreation and entertaining … and to provide additional space for multigenerational living,” says Homeworks president and chief administrative officer Marshall Hickox.

He noted that catalysts for these trends have been the pandemic and inflation — more people began working from home either by choice or necessity and dining at home instead of at restaurants. It made sense in view of the escalating costs of food and fuel to conserve financial resources.

In addition, homeowners recognized the importance of maximizing the value of their real estate asset in an uncertain economy by rebuilding and remodeling, particularly while interest rates remained favorable. This trend has been reflected in the increasing popularity of Accessory Dwelling Units (ADUs). These structures, which may be attached to the main house or free-standing on the property, range from 200 to 800 square feet and may include one to three bedrooms, a full bath and kitchen.

Another popular property improvement is the utilization of extra yard space to build an attached garage, often incorporating a laundry area or workshop and with direct entry into the home. Paved driveways extending to the street supply additional space for parking.

“Many of the homes we have recently rebuilt or remodeled in older Oahu neighborhoods were designed to include family rooms, large ‘eat-in’ kitchens, lanais equipped for outdoor dining, game and hobby rooms, and in-home offices. Most were originally one story, so by adding a second floor as well as building out horizontally we were often able to double the amount of living space and at the same time create privacy for two and sometimes three generations. An Accessory Dwelling Unit is another option to provide private living space for extended family on the property or to serve as an income-producing rental,” Hickox says.
