Q. How do you face the challenges that come from your rental property?

A. When I started in Property Management, I didn’t know how to handle complaints and it started to weigh on me. A mentor let me know that there are very few issues that we can’t work through together. She took me to the side and gave me some great advice. She showed me how to address their concerns while keeping a healthy distance. Be friendly but professional. But what I really cherished was her being there for me. I’d fail, then she’d remind me of the right way to handle things, then let me try again.

For the past 14 years, the Oahu Chapter of the National Association of Residential Property Managers has made it a goal to be there for anyone managing rentals. The Oahu Chapter of NARPM will host its 14th Annual Property Management Seminar on Tuesday, August 20, 2019 from 7:30 – 4:00 pm at the Japanese Cultural Center 5th Floor at 2454 S. Beretania St. Our main goal is to educate individuals who manage their own investment properties; however, those who are new to property management or even seasoned property managers looking for extra information will find this one-day event useful and informative. Rental properties can be a great investment if managed properly. It’s a tough job and when not handled properly, can be a nightmare. So please join us at this seminar and learn how to foresee, handle and possible prevent emergency and potential legal situations.

This will be a full day starting at 7:30 when you can visit with our vendors and enjoy the breakfast pastries. Then, our speakers will cover the process of managing properties from start to finish. Lurline Johnson (B) will discuss the preparation of your unit including safety and security issues and insurance. She will also discuss how to find the best tenant through advertising, application processing and screening and how to avoid discrimination. Berton Hamamoto (B) will cover the check in process and repairs. He will talk about the lease, addendums, disclosures and the inventory and condition report. He will also talk about repair deadlines and using handymen. The Honolulu Police Department will be here to discuss violence and drugs in your unit.

After lunch, our keynote speaker, Timothy Hiu with the City and County, will give us the latest on vacation rentals. Carl Frazier (B) will help us navigate tenant issues including hoarders, mold, fire/water damage, pets, fake service animals, and non-compliance of rules. Catherine Matthews (B) will help us move the tenant out and also discuss security deposits, holdover tenants and abandoned possessions. Finally, Zachary Kondo, Esq. will help us figure out what to do with the writ of possession once we have evicted a tenant and how to collect on a judgment.

The $150.00 early bird registration by Aug. 12, 2019 will cover the seminar, breakfast pastries, a buffet lunch and the very popular binder which contains forms and sample letters you can use and copy for your property management business. (Parking is available on-site for $8.00 but you can only pay by credit card.) Please register early to guarantee a seat. Late registration received after Aug. 12, 2019 will be $200.00 and we will not be accepting walk-ins and/or on-site registration.
