Oceanfront Options – The North Shore – The Bluffs at Waimea

By the time the winter big wave surfing competitions conclude at the famous beaches of Oahu’s North Shore, visitors and competitors from all parts of the world will have been exposed to the energy and ambiance of this unique part of Hawaii. Many have purchased their own personal “piece of paradise,” contributing to the diversity of the North Shore communities.

North Shore real estate has continued to appreciate dramatically over the past three decades, with oceanfront properties commanding the highest prices. Homes along the stretch of coastline between Kahuku and Kaena Point range from “beach shacks” to multi-million dollar estates and condominium developments. Kamaaina families have continued to maintain both primary and secondary residences on the North Shore, and companies such as Billabong, Hurley, and Volcom have purchased properties in choice beachfront locations. The Bluffs at Waimea, a 23-lot subdivision on a hillside between Waimea Bay and Haleiwa Town, offers buyers options….vacant lots ranging from 7,500 to 11,000 square feet or completed single family, architect-designed homes. The 7.5 acre residential subdivision overlooks a coastal panorama extending from Waimea Bay to Kaena Point and is the only development of its kind on Oahu’s North Shore.

The remaining lots and homes may be offered for sale at a later date,” Sterman said. “The 7,500-square-foot vacant lot is priced at $972,000 and the three-bedroom, four-bath homes are $1,790,000 and $2,150,000, respectively, with the higher priced home having one of the best ocean views in the entire sub-division.”

All utilities are underground and stubbed to the vacant lots, including water, cable, electric, and telephone. A safety rock abatement borders the upper end of the top eight lots which have the hillside behind them.

The houses, designed by architect Joe Lancor, all have three bedrooms, four baths, and outdoor decks and lanais that provide additional space for dining and entertaining… or just relaxing and enjoying the view.

“These are indoor-outdoor homes with an open floor plan and high ceilings that contribute to the open, airy feeling,” Sterman said. “Air conditioning is rarely needed since the homes enjoy the gentle trade winds and open up with flow-through air from front to back. The ocean provides an ongoing show of winter waves and spectacular sunsets all year long!”

Sterman added that the homes were constructed and finished with high quality materials, inside and out. Door frames and kitchen cabinets are fabricated with mahogany, flooring is a porcelain tile that resembles wood, and countertops are granite. The 550-square-foot garages, with direct entry to the kitchen, include ample space for sports equipment and the “water toys” favored by North Shore residents.

The Bluffs at Waimea is approximately five miles from Haleiwa Town with a diverse collection of shops and restaurants, and just five miles in the other direction is the Turtle Bay Resort with world-class golf and resort amenities. Picturesque Waimea Valley and several famous beaches are close-by.
