The ADU Solution

An Accessory Dwelling Unit (ADU), whether attached to the property owner’s primary home or designed as a separate structure, can be a solution to the need for additional space for multi-generational living, providing separate quarters and privacy for family members. These units can also serve as legal rentals and a source of additional income for the property owner. The minimum length of time a unit can be rented out is six months and income is subject to taxation. Among other applicable rules and guidelines are that the existing home must be the owner’s primary residence and only one ADU dwelling may be built on a lot. Since the legislation was enacted by the City and County in 2015, Homeworks Construction has designed ADU homes ranging from 200 to 800 square feet. The one story structures include one to three bedrooms, a full bath and kitchen, and are available in free standing and attached styles.

Homeworks recently completed an 800-square-foot ADU as part of a new home on a 6,000-square-foot lot on St. Louis Drive; a custom-designed kitchen is an integral part of the great room layout (see photo).

“Since it became legal to add an ADU to residential property, we have had amazing response from homeowners,” says Homeworks Construction president and chief administrative officer Marshall Hickox. “Families with older members who have previously had to share the same premises are delighted to find that they can now house them a private residence close-by. An ADU is also a great solution for younger family members who need their own space but are not yet able to afford to buy or rent … as well as for homeowners who travel often and need a caretaker on the property. “The City and County should be commended for taking this major step toward alleviating homelessness, while at the same time creating revenue through the applicable taxes on those ADUs that will be utilized as rentals.”

Hickox adds that the first step in planning an ADU is to confirm that your property qualifies in terms of size, configuration, setbacks and street access, as well as with relation to the existing structure.

“Running the ADU qualification checklist through the Department of Planning and Permitting is something we can assist with once we discuss the design and budget options. Guidelines are updated periodically. We provide information on the most current ADU regulations to property owners who make an appointment for a consultation, which may be on site or at our office.”
